Senior Project Manager

Role Overview
- We are seeking a highly experienced Senior Project Manager to lead complex, cross-border initiatives spanning real estate development and financial operations. This role demands a rare combination of hands-on project coordination, deep financial acumen, and the ability to operate seamlessly in both Russian and English-speaking environments. The ideal candidate is a strategic thinker who can drive projects from inception to delivery while maintaining rigorous budget discipline and stakeholder alignment.
KEY RESPONSIBILITIES
Project Leadership & Coordination
- Own end-to-end delivery of large-scale real estate and finance projects, managing timelines, milestones, and deliverables
- Develop and maintain comprehensive project plans, risk registers, and status dashboards
- Coordinate cross-functional teams including legal, finance, construction, and external consultants
- Chair project steering committees and produce executive-level reporting
- Manage multiple concurrent projects, resolving conflicts in priorities and resources
Budget & Financial Management
- Build, own, and control project budgets — including capital expenditure, operational costs, and contingency planning
- Monitor financial performance against budget; identify variances and implement corrective actions
- Review and approve procurement decisions, contracts, and vendor invoices
- Collaborate with CFO and finance team on cash flow forecasting, funding drawdowns, and financial reporting
- Conduct financial feasibility assessments and ROI analysis for new project proposals
International & Cross-Cultural Operations
- Act as primary liaison for Russian-speaking partners, investors, contractors, and government bodies
- Negotiate and manage contracts in both Russian and English, ensuring legal and commercial alignment
- Represent the organization in meetings, site visits, and negotiations across multiple geographies
Real Estate Development Oversight
- Oversee due diligence processes for property acquisitions, development projects, and asset disposals
- Coordinate with architects, engineers, and construction managers to ensure project quality and schedule adherence
- Monitor market conditions and provide input on investment strategy and portfolio management
Qualifications & Requirements
- Languages Required - Azerbaijani (Native/Fluent), Russian (Native/Fluent), English (Professional)
- Experience Required - 5+ Years in Project Management (Finance/Real Estate)
Education
- Bachelor's degree required in Finance, Economics, Civil Engineering, Real Estate, or related field
- Master's degree (MBA, MFin, or MSc in Real Estate/Project Management) strongly preferred
- PMP, PRINCE2, or equivalent project management certification is a significant advantage
Experience
- Minimum 5 years of project management experience, with at least 3 years in real estate or financial projects
- Demonstrated track record managing projects with budgets exceeding $10M
- Prior experience in international or cross-border project environments
- Experience working with or for institutional investors, real estate developers, or financial institutions
Technical Skills
- Advanced proficiency in MS Project, Primavera P6, or equivalent project management tools
- Strong command of financial modeling in Excel; familiarity with ERP or accounting systems
- Ability to read and interpret contracts, financial statements, and technical documentation
Language Skills
- Russian: Native or near-native fluency (written and spoken) — mandatory
- English: Professional fluency (written and spoken) — mandatory
- Azerbaijani: Native or near-native fluency (written and spoken) — mandatory
